These properties accommodate different parts of the supply chain: storage of raw materials, production and assembly, finished-goods inventory, regional distribution and delivery to businesses and households. This September edition brings together national leasing data, four city overviews, indicative rental ranges, land-market reporting and institutional transactions. Bengaluru, Chennai, Coimbatore and Pune are presented as individual markets, with their own industrial composition and reported activity.

Warehousing and manufacturing in the leasing picture.

Cushman & Wakefield reported 36.2 million sq ft of gross leasing across eight major markets in H1 2026, an 18% increase year on year. Warehousing represented 24.3 million sq ft, while industrial leasing was approximately 12 million sq ft. Third-party logistics accounted for 34% of overall activity, engineering and manufacturing for 28%, and automobiles for 13%.

Gross leasing is a measure of transactions during a reporting period, not the same as total occupied stock. Reports may cover different cities, building grades and transaction categories; those differences explain why national totals from separate advisers are not necessarily identical.

Bengaluru

Cushman & Wakefield recorded 4.4M sq ft of gross leasing in H1 2026, up 33% year on year. Knight Frank recorded 8.2M sq ft of warehousing transactions in 2025, with clusters around Hoskote–Narsapura, Nelamangala–Dabaspete, Attibele–Bommasandra and Devanahalli–Doddaballapur.

Chennai

Cushman & Wakefield reported 6.1M sq ft of gross leasing in H1 2026, up 39% year on year. Knight Frank's 2025 series recorded 8.3M sq ft of warehousing transactions, spanning port-linked logistics and domestic distribution.

Pune

Cushman & Wakefield recorded 5.9M sq ft of gross leasing in H1 2026, up 32% year on year. Knight Frank reported 16M sq ft of warehousing transactions in 2025, anchored by automotive, engineering and component manufacturing.

Coimbatore

Knight Frank recorded 0.5M sq ft of warehousing transactions in 2025, centred on Avinashi Road and Pollachi–Palladam–Cochin Frontier Road. NDR InvIT acquired operational Grade A assets here in April 2026.

Cushman & Wakefield's September 2026 land-market report covers 18,158 acres transacted through more than 880 deals in 33 cities between 2021 and Q1 2026 — a multi-year, multi-sector total, not an industrial-only figure. The report records expansion in industrial and logistics acquisitions between its 2021–22 and 2024–25 comparison periods.

Land and approvals

Reported approval and policy developments.

Karnataka's September 2026 industrial-facilitation amendment addresses affidavit-based clearance for establishing manufacturing enterprises. In Maharashtra, the Pollution Control Board published revised consent timelines on 23 February 2026. Tamil Nadu released its Warehousing Policy 2026 in January, covering commercial storage, cold-chain and agricultural storage statewide, implemented by TIDCO.
